As a part of our construction, we had several inspections and they signed off that we have complied with all laws required for single family residences  - the extra kitchen does not have an additional heating source (stove), all spaces are connected on the interior, and we have a single electric & water meter. 

Just as a side note, the stovetop pizza makers use baking stones on the interior to hold heat better and radiate it back out to the food. 

If you have to replace a section of pipe in the future, it is extremely difficult since the epoxy material used cannot take the heat from soldering the new replacement pipe on the existing pipe.Hope this helps!

I neede this work done so a new furnace could be installed, as the old one malfunctioned earlier this week, leaving me with an occupied property that had no heat.

Some tenants will shy away because of heating/cooling cost in some of these older homes.

@Kevin Gallagher you also might want to consider looking at crime heat maps, I believe redfin has them.

If they leave windows open or back entrances unlocked, thermostats turned way up when testing the heat, Fridges/freezers not closed all the way, Bring in 4 kids who are running around and knocking holes in walls and tripping down steps (that they later blame on a piece of pulled up carpet) it all falls on your dime. 

I have a 5 zone boiler, system 2000. 4 zones are working perfectly, one zone has no heat at all.

please please please do not invest in cosmetics until you build your war chest. i own multiple fouplexes and need at least 15k reserves for apartment turns or other repairs ac heating plumbing repairs. if you haven't closed ask for credits in consideration other 2 units are not renovated.Good luck Cortes family
