Everyone has been burned a time or two if you have been doing this long enough. 

The boys anyway just need a few tiny or mobile homes with a couple shops they can work on their cars, trucks and motorbikes. 

I know experienced operators that crash and burn with a lot less moving parts.

Just an update on Citrona, Paul has fled back to Panama and the arsonist who burned down a potential laundry mat is in jail.

If you are not familiar with the area (selecting a location because property is cheaper than your home base), often that great deal might be 10 blocks in the wrong direction and you get burned. 

Keep in mind that if you burn all of your equity in your home and the market where your home is goes down, you own something that is now a net negative if you sell.

Alternatively, you could also just apply a % annual appreciation based on historic data, but those typically won't give you the most accurate market data since they're averaged out across all/most property classes (e.g. a single family home may appreciate differently in your area than a mobile or multifam property, etc.)
