It might take a visit or two for them to feel comfortable. 

Make sure your lease has joint and several liability and clauses that limit number of days a visitor can stay in a row so you can avoid ending up with a rogue tenant you haven't vetted in your property.

What is your conversion rate, or, said differently, what percentage of visitors fill out your form?

First time visitors attend for free.  

The old rule was that owners didn’t have to remove “natural accumulations” of snow and ice, but the court overruled that in favor of a general obligation to keep property safe for all visitors and guests.

Also as @Dan Hatch mentioned, put something in your lease defining the length of time visitors can stay.

The Tampa area serves all 9 categories of STR/MTR visitors and also checks the boxes in projected growth/demand/jobs so although you will get a lot of cash flow, you'll also expect to gain ~$6k/mo in appreciation on a 10 yr hold in the purchase price range you can easily afford with your current liquid cash position.

Additionally, any visitors that are invited into the house can stay no longer than 3 hours per day.  

Let him know that his lease does not allow animals, and that this includes visitor animals.

From what I've seen there is a lot of room for improvement so we're going to focus on just making the best possible place in the complex and hope that we'll get return visitors because of that.
