Hi Ekaterina, If looking at STR, I would consider St Augustine and also the beaches (St Augustine Beach and Vilano Beach).  

I’m under contract to buy a short term rental at the beach, but just found out the seller cancelled all of the reservations before closing.

Both are free, and for my market (Myrtle Beach) are more accurate than AirDNA.

I have an STR in Wilmington and am thinking of expanding to an oceanfront 1 bedroom condo in Carolina Beach (south end).

The city of San Diego has STR quotas but only the Mission Beach area is at its quota limits.
