I can understand if its gated or exclusive.. but for that reason.. 

Except from the beachfront condo properties and one ocean front gated single family project, Loiza has a mostly a low income population. 

Once ABB opened up the US to the extenuating circumstances, the flood gates opened.

A huge portion of 85254 residential is older/no HOA (not to be confused with no CC&R's) no community amentities/not gated etc.  

You are not ready to rehab a house AND be an investor right out of the gate.

I sold my primary 8 months ago “at the top of the market” (2400sf single story gate community, pool, etc) for $440k.

I would be a little hesitant to give a free month of rent or rent discount this early out of the gate.

I found this one right before it hit the MLS via an agent and was able to get it under contract, its located in the GATE area right by SLU hospital, North of 44 and south of 40, very close to Terry Park.

I write long posts and sometimes think I'm better off out of the gate with less.

But for example to add value in a property one could install a gate.
