There would be costs associated with boarding up the initial entrance though, I just need to weigh if it is worth it to give the third floors tenants the benefit of their own entrance.

Not only can you have all the benefits previously mentioned but you can sell at a higher price than market when following a Lease Option with Owner Financing and you don't have to worry about third party approvals such an appraisal when selling with Owner Financing.What I've found in Texas, and don't know where to find in your state, is something that super charges my owner financed sales.

If you want to foreclose on a tax certificate you have to pay off all other certificate holders.....and if the property has real value it will go 3rd party at the tax deed auction and you'll recover your costs.

Of course there is a lot of paper work and deal making to do but in your lease option install the clause that gives you 90 days to find a tenant before you start to make payments to the owner.

It all depends on how many workers are there, certainly 1 person cant consume $5,000/week when he is only painting, or it only takes 1 day for 2 persons to install a 4 appliances that values at $1,500 each.That is why the contractors are here because investors don't have the skills to operate renovation, if they did, why hire a contractor?
