and I'd rather look at mutltiplying my efforts and using my system over and over again in additional markets without tying up my own funds.By doing most of the work-- I mean putting everything together--including the selection and purchasing of the properties, working with licensed contractors, overseeing repairs and the house inspections, getting the properties under management, etc.No, I don't have a contractor's or real estate license as I job that work out.

So theoretically, end value could be 3.5-3.9 million end value.I obviously would lean towards the apartment option since it utilizes the value of the lot better. ( I really like how seattle does the FAR ratio system, that way a property becomes more valuable per square foot the larger the lot is).Again, I am totally new at this, so I am wondering if I am getting over my head (well I know I am but wonder if it is worth a shot).

I want to get systems in place and to minimize my actual hands on and babysitting of other that go with an actual JOB.I want to get to the point in the next few years (under 3) that I have the luxury, if I want, to surprise my son and pick him up from school.To be able to go back to Maui for a few weeks if I wish.To help other motivate and guide others that have no idea that they dont have to bust their butts from sun up to sun down just to get a paycheck and make it to the next.To spend time with family even if it is sitting at the table and playing a card game.I could go on forever, my point is my reason is to be able to enjoy life before it is gone.What is your reason why you invest in Real Estate?

The only thing I know, is that through some real estate training I went through, the creator of that system said he pays $5 per lead to bird dogs which includes: -Property Address -General assessment of the property condition -At least 6 pictures of the exterior He also said if the bird dog also includes the name of the owner, their address, and phone number(via a property records search through the county) that he pays them $10 per lead.
