You do not notify the courthouse of trustee change.

In the event there is a malfunction of an appliance or an appliance is in need of repair, Tenant agrees to notify Landlord in a timely manner and in writing.

You also want them to notify you if something needs repair. 

I recommend notifying the tenants that you will be selling the properties and make arrangements for how the properties can be shown before that process begins.
