Can anyone recommend resources for studying or analyzing markets outside of the United States? 

This is an example of being cash poor and what can happen when you do not have equity in properties, or worse - have negative equity because you overpaid on seller financing. 

Also, if I do this can I do it again in a year and pull out more for another property?

Only my opinions of course, but I would find a locale where they are not unfriendly to landlords and find the best deal you can that makes you the most $$ with the least stress.

Its funny though you can offer this its what most folks need and want to get started but you would  be surprised how many just wont take me up on it.. :)  they get fixated on the wrong things and never take action.

You can train them in your systems for when something goes wrong and who to call.
