If the paint and flooring were each less than $2,500 on separate invoices, can I claim them as de minimis or is the cost of the renovation included with the painting and carpet and therefore the cost to the unit is over $2,500?

My understanding of the BRRRR Strategy is that you can claim 75% of the rental income to qualify for the loan when you refinance, yet some people say that in order for rental income to be counted as income you have to have been a landlord for 2 years.Are both true in different scenarios?
