I figured some background info would be important:-Married, one kid on the way, live just north of Boston so obviously HCOL-Currently in my second house hack, 2 duplexes in the same town, a ton of equity on the first rental but cash flow is a few hundred -Wife and I make about 200k (pre tax) combined and spend about 80, both like our jobs, not looking for an immediate out, she wants to climb the corporate ladder so likely won't seek early FI -Only debt is 35k in a heloc (and mortgages of course), but not much cash on hand, been paying off debts the last few years, my retirement account has about 70K-Shooting for 10k month in cash flow of some sorts before I'd feel comfortable leaving my W2-Part-time agent (but very new)-Not one who will ever stop working, but would love to follow passions over paycheckWhat would you do to reach FI in 10 years?

See below regarding taxable vs. non taxable. and while you may think that is not a lot of money, you will have life events and changes occur, whether it be get married and start a family or loss of job etc.

The main reason is that more and more people (not just in my family but generally in US) suffer from insomnia or apnea or other sleep disorders, so that a married couple may actually prefer to sleep in 2 separate beds.

@Kim CoffmanIf its your primary home, you are eliglble for the sec121 exclusion of $500k of capital gains (by "we" I assume you and your significant other are married).Owner financing, which is really taking a Note from the buyer really shouldn't affect your capital gains tax... your gains is still basically sell price less your cost basis / purchase price.

I see a lot of questions about personal residence disposals and their tax treatment so I figured I would just post a quick summary.I once read that there is no other asset class given greater preference by tax law than real estate.Here is an example under 121.If you sell a personal residence and meet the ownership and use tests, you can exclude up to 250,000, or 500,000 if married filing jointly.
