I am in the process of building a home and had listed my realtor as my agent so he could pick up the easy commission.

Also look (through the MLS) at expired and cancelled listings that have not re-sold since the sellers attempted to sell it last, offering a lower price and an easy close. 

I am looking to build up my retirement portfolio, but since I bought the last two units for cash the last 5 years,  I thought it would be easy to get financing for my free and clear properties, but was I wrong.

Easy terms works the best the easier the terms the more likely you will sell.

Has it been easy to reach the manager?

It isn't easy though, be ready to hustle. 

I work at a home improvement store so its always easy to pick up the next thing we need and see whats on sale...

I will not always take your opinion, but I want to know that you can tell me to pass on a deal.Make paperwork easy.  

Having said that, it will be easy to rent but you would have to do some upgrades to sell when you are ready.  

It seems too easy so I expect some to shine a light on  why this is a bad idea.
