Why should a house easy to sell have the same fee as a house hard to sell requiring five times the work, energy, cost, etc. and with less likely hood of successfully receiving a commission?  

Since they are both SFHs I would take the easy route and sell them both.

Depending on lender plan on DSCR 1.25%Plan on 65% LTV- and rates in the low 8% range right now- if you meet all those guidelines they are super easy to get approved

Sounds easy as I'm sure it's not but will get me moving in the right direction.

I know it won't be easy but I feel that with the BP info and experts like yourself, mistakes will be minimized and goals achieved. 

Easy to have the tenants do all of the lawn and snow maintenance because of that.
