I noticed one in Martinez, but all of the units need work from every aspect including foundation issues and all are very small.

It’s always rented well and one tenant has been there 15 years.It looks like the property could use a little work from the outside and when she bought the property 25 years ago she had a structural engineer come take a look at the foundation that was buckling.

I install double clean-outs right outside the foundation .( nice having your own backhoe).

I am extremely handy and plan on doing all repairs except electric or foundation if those were to be needed.

I imagine that excavating just under the porch or one of those rooms will be a good bit more expensive due to the non-rectangular design (foundation and framing will cost more) and excavating a larger rectangle (under the Pantry, Porch, Mom Room) will be more expensive because it's just more excavation, foundation and framing.

I would be more concerned over if the tree has worked it's way under the house or foundation.
