It’s always rented well and one tenant has been there 15 years.It looks like the property could use a little work from the outside and when she bought the property 25 years ago she had a structural engineer come take a look at the foundation that was buckling.

I imagine that excavating just under the porch or one of those rooms will be a good bit more expensive due to the non-rectangular design (foundation and framing will cost more) and excavating a larger rectangle (under the Pantry, Porch, Mom Room) will be more expensive because it's just more excavation, foundation and framing.

I would be more concerned over if the tree has worked it's way under the house or foundation.
