Everything else should come from the rent, meaning the tenant is paying for itThe number one goal is to reduce or eliminate "your cost" as much as possible...and then some. 

Community bank sometimes more ideal if you're a first time home buyer as some will eliminate PMI.   

We both have VA loans (0% down) available to us and we're disabled veterans, which eliminates loan fees.

I would also be able to refinance in a year or two before moving out, but obviously that comes at a large cost and I wouldn't want to do that till I build up 20% equity to eliminate PMI.What's everyone's thoughts.

@Donald JonesIf it’s one investor your soliciting money from or a loan you can put something together - if you are pooling money then you need an attorney as you have to file exemption from sec ad if you have 10 investors and project goes belly up how is it prioritized ?

because the cap rates are so low in San Diego, the DSCR typically eliminates high LTV loans.  

It's easy for you to become the bottleneck, and I would eliminate any lead gen sources that can't be outsourced to a virtual assistant.

I have a lot to learn here and I'm not just trying to eliminate taxes but be efficient and get them the most out of using their cash for a few years. 

Because a well done repair can basically eliminate any future problems. 

The things I just mentioned almost always eliminate the cheapest fella.
