Kevin, love that you're thinking about this, and considering house hacking.I bought a 4bed2bath in san jose 2 years ago, and have successfully house hacked for the entire time, paying essentially nothing to live there.I think a 3/4 bed in the ~1M range would be very good for your situation.

It’s a 3 bed to bathroom house in a top notch school district.

We probably saw double the amount of student applications on our vacancies over the past year.

This condo is approx 1000 sq ft, 3 bed 2 bath, and we plan to keep as a short term vacation rental.

I scrubbed the list for properties that fit my criteria, double checked owner addresses against public records, and mailed.

Pepperell is a much more expensive suburb than Lowell where the single Family houses sell for about double when compared to Lowell How did you find this deal and how did you negotiate it?

All but (the same one water conserving) tenant almost doubled their water usage, some more than doubled it, and it has stayed that way for over a year. 

The thought of being able to get up out of bed on any morning and decide I want to go to Paris or New York today seems like a dream because to me that's what life should be about -- making experiences every single day.This is the start of a big journey in my life and I hope I can meet some great people along the way and being in this community of like-minded individuals I know that I will!
