Use the time wasted for useful tasks (cleaning the common areas, doing landscape work, etc etc etc) ETA: my other most important suggestion is treat people like the customers they are: be friendly, call, text or email them back right away!

Additional costs include landscaping - we always provide a good fence so the properties each feel like they have their own space and privacy, and meeting any local parking requirements which may or may not include covered parking, and we always split out the meters so each tenant pays their own utilities.
