They are great with customer service and technology but cant do much for me with real estate investing.I have a lending relationship with a very small bank.

Since you already have it, I recommend giving it a try also for your real estate business, it can be customized to fit your business needs.

Unfortunately, the letters are always custom and written after I've analyzed the deal up-down-and-sideways.

Since that ship has sailed (and we've all been sailing so not casting any stones here), it's important to know that you cannot terminate their leases.

@Michael Albaum the biggest question is I've always heard you get it rented for six months then refinance however customer service with the particular hml I'm using told me to refinance first

It's in the middle of town and quite a few customers come everyday.

The squatter did not want to turn it over to me with paying customers so he told everyone they had 3 days to remove their stuff from the units.  

It's often impossible for these contractors to make any money at all if they don't make a determined effort to screw you, the end customer, in terms of time spent doing the work, quality and thoroughness of the workmanship, and materials.
