We have to fix the wild out of control form of math first , then move forward to then control the rest of it.For example: commercial retail taxes needs to be taxed per foot-per proximity to corners and/or car counts, amount of parking, etc.

You can’t pay bills with “ equity” .Im pretty sure you could setup a lemonade stand on the corner and make more than 98$ And you’d only be out some lemons and sugar ..not over half a million dollars 

I've found a few deals on these store fronts with apartments above.   

To overcome this problem, the folks would either: (1) need to raise more money and aim for a bigger project; or (2) cut corners somewhere (e.g. using a smaller GC then the project requires, using less skilled architects, etc.).

I believe we're now turning the corner and seeing the "fruits of our labor".

We have a house that we'll be selling in the next year, it has an old single panel sliding glass door (with a crack in the top corner of the glass)  and windows and that are very difficult to open and close.

There are houses the next major road (5 short blocks away) up that are going for 400-600,000$ and those prices are moving in the direction of where this house is based on development going on around it which will hopefully make it great to rent because people want to live within walking distance to the local coffee shop (15-20 min walk), a farmers market (15-20 min walk), 2 grocery stores (15-25 mins in either direction) .
