Have the air ducts cleaned when the reno is complete or before you put any tenant inside the property.

Do you ever open up your rentals to Air-BnB and are there any special issues with this?

we were also thinking of maybe turning it into an Air b&b because it is so close to all the attractions any insight on that?

I'm about to pay an HVAC contractor to install central heat/air in a SF rental owned by my SD IRA (and not held by an LLC). 

Try areas like Cedonia , Bel Air Edison , garwyn oaks and Gwynn oaks you usually can get decent prices in decent areas with decent to great cash flow

My goal would be to live in the home and create an air bnb on the third floor which utilizes 3 bedrooms.

So...they don't change them (even when you provide them, unfortunately) and, in the end, it's your heating/air system that suffers.
