In the marketplace you’ll usually see 2/1’s being illegally changed to 3/2s, which still has risk,  but at least is a more common occurrence.

This is an illegal appartment, not in that it's built improperly but that the village and city require permits to have apartments etc...This guy has been there for many years, has always paid but is very under market value.

It would be highly illegal to give out MLS access to those who are not supposed to have it. 

Thanks, I definitely wanted to try cash for keys, our property manager told us it’s illegal, I’m not sure what his deal is or if he has a hidden agenda...do we have to do it in an official capacity like have the offer served to them or can we try to text them again with the offer or notice posted on the door?

Congrats on (almost) making the move, I know that it's a daunting task but it looks like you are set up to have the infrastructure to succeed and explore it wholey. 

The new law in MD makes it illegal to discriminate based on source of income. 

I know that I can make way more money doing what I am good at vs trying to do tasks like sheetrock, tile or laminate flooring.

Note: it’s illegal for agents, in every state I know of, to get paid by you directly vs the payment going through their broker to them.

I agree with Zachary, as a property manager myself, property management is no easy task. 

We’ve had kidnappings, stabbings, shootings, lawsuits, sewer line backups and collapses (so gross), natural disasters, illegal gambling rings, animal abuse, unexpected capex to the tune of $50k, scammer tenants, methhead liars, religious cults, etc.
