As far as eviction, again if you do your screening properly you should be safe.. ( as we all know though, s*** happens in peoples lives and there is nothing we can do to prevent it.. so we have to deal with it.) ...roll with the punches.I see no sign of people leaving NY state..

This will at the very lease scare of shady cats or cause you to have a tough "expectations exchange" on the front end of the work instead of in the middle or backend, which is pretty much fruitless because you won't have the agreements in place to do anything about their delays legally.An ounce of prevention, right?

I want to give this person a chance.The cons I see are: this individual has no savings, the individual's mother has an open court case that is being settled (she is not at fault) due to a car accident and ongoing medicals bills, they have one past eviction due to the accident preventing them from working for three months(they were asked to leave).
