This was done basically to help equalize the tenant pool and prevent landlords from picking among a pool of renters.

In short it basically states that when leased the property was mold free and signing a lease places responsibility on the tenet to maintain proper climate control to prevent mold, in the event of mold it is the tenets responsibility to notify you and yours to remedy the issue.

You should do everything in your power during due diligence to prevent surprises but be prepared for it when it occurs.  

They don't look so bad, the question is how much more will it take to fix it and prevent further settlement.  

In the meantime I will need somewhere to live, will purchasing a single-family home prevent me from acquiring multi family funding since I would already have a mortgage?

I try and deduct any damage to them from the tenant sec dep but even if I can't collect that they are cheap enough to replace out of my own pocket, look decent enough, and generally prevent the tenants from hammering sheets or blue tarps over the windows with framing nails.....

Being subject to and not fee simple could prevent them from being able to insure title anyway.  

Navy federal at the time had some internal requirements from my understanding that prevented them lending on multi-families and this may have changed since then. 

Is it preventable ?
