Is there any work around to this where everyone wins?

My 4 houses will by far out appriciate your one house, and I will win on net worth even tho i have slightly lower cashflow than your 1 house with 20% down.

And if you time it just right when your tenant lease comes due, or have a tenant that just needs the extra space, then it’s a win win since you dont have to have any vacancy. 

Best bet is talk to wholesalers and have a real good agent that can dig properties out, and be prepared to buy on spot in good locations and anything else be a tough cookie.

Your best bet is to ensure that there are no material modifications that would in any way harm or even moderately delay the ability to rent it out and qualify as a normal SFR (one lease, one family) or sell on the market to an owner-occupant

I find attorney's win more often than landlords.

Consider this a win even if they are skipping out on the termination fee.
