After you have an agreed upon price and a contract, I would then ask for the remainder of the documents you reference, but would not be surprised if you don't receive maintenance records of capital improvements.  

Oakland in general has large demand for LTR, especially in the family-friendly neighborhoods, so I wouldn't be surprised if you are already seeing many applicants on day 1.

Don't be surprised if I do end up reaching out to you once I have an idea of what exactly I am doing!!

If this wasn't on their radar before, you can't surprise your partner on your first hack by living in the basement unit.

Have to agree with Nathan (surprise surprise).

I experienced this myself when I had 25 units a few years ago.You will have evictions, turnover costs, unexpected repairs/maintenance, CapEx, vacancy, etc.

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

I found one had been sold, and I was extremely surprised to find that there were none for sale at all.
