Yes, servicing is a cost of business and effects the ROI, the discounts I usually work at, $15.00 won't break my return.......it's all relevant.But, if you collect on a small note, I suggest you let an attorney tackle notices of default or hints to modifications......if all goes well you should have no issue.While you can hold a note long term, I'd rather see them pay it off as quickly as possible which increases your ROI and gets you ready for the next deal with money in hand.

I have made drastic progress and I know it will be paid off within the next 6 months, I am just discouraged probably because I didn't tackle all of this earlier and I think every time I pay something off, and I research the next item on the list, the amount is more or it takes longer and that gets me discouraged.

Wouldn't the acquisition fee be during when one "closes the deal".My number one reason for tackling apartments is for the education/process and to make my investors money.
