The devil's always in the details and implementation but it sounds like the process should become much more streamlined going forward.

And should a 203K streamline be done instead?

You can do a FHA Streamline Refi to bring down the rate (assuming its high) and MIP.

Are FHA streamline offered at the same rates and without points?

There are a lot of debt investments available-  and the better platforms provide DD and streamline the process. 

You should be able to do a VA streamline refi and be able to rent out your property.

I'm interested in working with like-minded investors to re-build my wealth so together we can create an income machine, sustainable through all real estate cycles, keeping the company private so internal decisions are stream-lined when direction changes are needed.  

I also don't streamline a lot of the work - by choice.
