If you replace "mastermind groups" with "coaching" or "training" or even "adorable puppies," you'll see that your question, while sincere, is impossible to answer.It depends entirely on the specifics: All mastermind programs are not the same!

Some places you look the properties have been nominally flatlined since like the early 90's or even 80's (which is actually a decline if a 65k property has not increased from that number with inflation and is still 65k) but you might not care about that since rents themselves have kept up with inflation.

Who knows though, you might get 100 people to respond to your post here, and I sincerely hope you do, but just in case you don't, just want to provide you some other options. ;)  I personally don't have expertise in either market unfortunately but might be able to answer a specific question about STRs in general if you like.
