As others have stated, your fit & finish goals should be guided by whether you plan to:1) Rent: tenants don't always take care of a property, so you want to use lower-grade materials and workmanship.2) Flip: higher quality on workmanship and materials is usually required.Regardless, you always want to "Maintain to the Neighborhood".

In total it took 8 months to complete... a simple cosmetic flip on a 1200sqr ft house in a neighborhood that wasnt asking for much.

I don't use padsplit (weekly rentals); I rent on long-term leases in B Class neighborhoods.

Also watch for neighborhood HOAs some will have restrictions.

Connecting with local Denver investors could give you solid insight on neighborhoods and ROI.

What I have seen in the research is to find a property you are interested in and compare to other comps in the same neighborhood.

I've seen a few foreclosed properties around my area for less than $50k in neighborhoods where it would appear that if these homes were really fixed up they could ARV for $120k (or more).

Property is in downtown San Jose location with possibility of new parks next to our location being built and also new constructions around our neighborhood.2.

Buy on the wrong street or in the wrong neighborhood and you will set yourself back.
