A C-class property here, with some deferred maintenance, you can find for 45 - 55K per unit.Now, there are places in rust belt, through Chicago and Milwaukee where you can find multi-unit buildings running <50K/unit ... some as low as 20K/unit, but you will really need to know the area, the clientele, and the building to know if it is a "deal" or merely cheap.But, knowledge and practice will give you a deeper understanding of the numbers and how they dance together.
