I personally own 2 rentals in Indiana.

I would never own rental properties in my personal name.

Work at establishing in-person relationships that will serve you well over time, not just one-and-done.

It is the perfect home for me (as an airbnb) but it's undesirable to a regular person since it's dated (its a late 1960's home).

This is rarely done as in most situations lenders will not consent, and at a minimum want the buyer to qualify AND personally guarantee.  

That Profit number needs to be above our minimum threshold (which is large enough to handle any rehab oh $hits).I live in Phoenix but invest out of state.
