There are several lenders that will lend 80% of the appraised value, but for that high leverage point, most (if not all) lenders will require an appraisal. 

One veteran buyer remarked to me that he didn't get any properties because the prices were so high. 

If they have an occupancy of 9, is the nightly rate high enough that it would make sense? 

we are experiencing something similar with a property in western nc. its a large investment home, in a good area. we offered it at 100 per sqft . we have not had the attention it should have . i assumed it was due to storms , elections, interest rates. i could be wrong we may pull it from the market and finish it.

The high demand and pricing make it tough, but if you’re patient and find the right deal, it could be a great way to get your foot in the door with multifamily.That said, I’d also encourage you to keep an open mind about out of state investing down the road.

I'm not mad, most everything you said is (shockingly) incorrect and appears as though you actually don't know how IBC using high early cash value works.

Have some diversity, C areas with low entry and high cash flow, the majority should be B areas with stable income, appreciation, tenants.
