qualifier to last post:factors that impact rei strategies:EXPERIENCE - this involves having advanced knowledge of rei - being able to look at something and KNOW it's a gem, realizing that even at or below break even for a year or two, a certain investment is a great opportunity regardless and this of course, depends on the next factor.CASH (OPERATING FUNDS, DOWN PAYMENT, BUYING ALL CASH, ETC.)Individuals, partnerships, Corporations etc, that have the means to close in 48 to 72 hours, or have enough funds to take on a negative cash flowing investment for an indefinite period of time - again, knowing it's a killer investment opportunity.

my fear about re investing has to be that i might invest in a "lemon" and what ever exit strategy i have wont work. or if i buy into a rental income property i will encounter a hidden expense that i could not have foreseen no matter how much i analyze.but my latest fear is that i am finding the good deals but because i have allowed my credit history to slip i wont find funding for them in a timely manner.i know the deals i have been researching will make money for me even if i get a higher interest rate. i have even thought of assigning these deals to other investors for a fee (bird dogging) but i am still trying to build a list of serious investors who will act and are not just talk.

It wasn't so much the burn or the dead person so much as it was the fact i couldn't see any burn damaage which says to me that it was hidden, but possibly not repaired.The dead person alone wouldn't have been a deal-breaker but I was told the body was not discovered for "some time"Anyhow, I think I made the right decision, but I am not going to let it discourage me.
