No one ever achieves the advertised NOI, unless it's an absolute NNN lease or what they call a ground lease. 

I am located in FL and am not sure of the requirements necessary if we keep it as a single lot regarding forming an HOA, maintenance of the common grounds etc. 

I am wondering if we have the grounds to pursue any legal recourse if the PM company refuses to take accountability for the existing property damage (dead grass) and potential threat of an unsecured property.Your advice/opinion is greatly appreciated.

They can give you invaluable on-the-ground insights that data may not capture.

I hope BP can fix both their onboarding process (at least lay out the ground rules and not just cancel someone at any moments notice without a warning) and hopefully provide more qualified leads. 

@Susie Lowe it is difficult to find real opportunities unless you have boots on the ground or a close relationship with a commercial broker or wholesaler.

I do have a contractor that has an amazing team that can do everything from the ground up to plumbing and HVAC.

The folks that are on the ground know.

I’m a Superhost on that- we have people on the ground with maintenance, cleaning, security is fantastic .
