in the Pac Norwest  there can be HUGE money made in land and timber.its not uncommon for a 10 acre tract of mature douglas fir to have a net timber value of 200 to 400k in your skinny jeans.. :)I think there is a huge play for the 20 to 30 year olds to diversify and buy logged over tracts that are in great growing sites.. its easy to determine department of forestry has it all mapped out and on line.set it and forget.. the Coast ranges are the best as they are not prone to fire which is the really the only risk. doug fir does not get the pine Beatle so I would stick to doug fir.I know there is money in hardwoods but you need a lot of acres to generate larger chunks of cash compared to softwood.  

Especially in tract-built housing, contractors tend to sneak undersized half-bath fans into small full-bath spaces because it saves them $.

For land appraisals, mine have always been outsourced to companies all across Texas depending on who has availability to come out and appraise a large tract of land. 

If every seller/builder/realtor had their way, the whole street would be full of tan houses with tan interior.Tan everything.Nothing looks more like a tract home than tan/beige.

The reason is “Low-income tract”.That seems odd considering it is one of the most popular and expensive inner city areas.Anyway my wife would never let me move us into a small multi family.

Then depending on the land he will either just sell it as is, divide it up into smaller tracts or actually go in subdivided it, put in sewer, gutter, curbs, etc.. then sells the lots to builders.

It was a raw land deal that involved buying the land, creating the infrastructure, drainage, utilities & subdividing the land - then building custom homes on the lots (development) for my family which they would then eventually sell off and profit from.My family had found a 15 acre tract of land listed for sale at $500,000 ($33,333 per acre) in a very fast growing area of Texas. 

I've owned hundreds of tract of land and what you realize but most people don't is that lots were much harder damaged in the Great Depression of 2008 than either houses or apartments!
