Hello bigger pockets family, my wife and I just moved to Memphis area and need a place to reside for 1yr to long term.

My recommendation would be to choose potential markets - in several price points - that have strong rental demand and year-over-year rent increases and that also are in markets that are appreciating. 

I pencil in 4.5% when I underwrite my deals. 

My primary experience recently w/ Atlanta wholesalers has been mispriced properties due to the additional margin added.

But almost all of my worst stories come from section eight.

Would you think changing my minimum stay on Airbnb would be worth it?
