- What’s a lesson you’ve learned that would help someone starting fresh?

I'm 53, married with 2 kids less than 17 years old with debt only from purchases on credit cards and my home.

Purchase price: $63,000 Cash invested: $23,000 bought for 63k as part of a 2 property deal from my handyman. 23k in it in closing costs and rehab.

(And then any state implications)Given this isn't pennies we're talking about- working with a qualified professional to help mitigate the tax would be your best bet. 

I'd recommend this strategy for a new investor vs. doing a HML on your first deal.
