Be careful, there are tons of turd turn key providers and eager syndicator licking their chops to get at your money.

We found these types of properties and clientele over the course of a year actually take double staff time with tenant lease enforcements and maintenance issues and a whole list of reasonsI may be a little jaded I owned many like these in the past and the managed them so I took my licks pretty bad so I don't advise anyone to take these types on unless they know what they are getting into 

I'm in contract on another building (in the area known as Licking B (versus A, where this one is) owned by the same guy.

The lender seems extremely motivated to fund the deal; I could sense him licking his chops in hopes that I would default so that he could have a nice property to sell.
