I don't mean to sound insensitive but death is just a part of life. 

I don’t mean to be insensitive, I am just trying to get an idea of what has happened to other small cities where this has happened to in the past.   

I also have some bandit signs but I am hesitant to put them up in theses areas because I'm don't want to come across as predatory or insensitive.

In contrast to my insensitive remark above I'm a big believer in full disclosure.

( It just seems a bit insensitive given who we're targeting in the marketing) or is there a more fitting & "effective" approach for these leads?

It's just not enough cash to get going except for buying a guru course,wholesaling,investing in a small pool of funds etc.I am not trying to be insensitive but even though I love my profession I am not the Red Cross and want to make the most return of the use of my time as possible.

It's just business.I have heard things before MUCH,MUCH WORSE from a buyers broker/agent,seller,and or the buyer and a bunch of other parties to a contract.I just blow it off and do not comment and keep the deal on track.If someone wants to be a racist,insensitive,whatever you think it is they have a right to do so and I have a right NOT to agree with it.I don't get involved with politics,religious views,racial issues,etc.

I want to start by saying I purchased a 4 family during the pandemic.The tenants were paying around $450 for two apartments I would normally rent for $800-900 and $650 for an apartment I would normally rent from $1100-1200 so I added a contingency in the purchase agreement that the tenants must agree to a rent increase to $600 and $800 respectively but as you can see this is still quite a bit under the market price.I don’t want to seem insensitive or anything and they are all good tenants but I am losing money on this property all the while making a ton of improvements to it.Thanks for the advice in advance!

That list includes government employees in sensitive positions like police officers, sheriff deputies, district attorney's , public defender, mayors, etc.
