In my opinion, the seller is getting above market (even if he concedes the furniture) and the buyer is the shrewd one here.I think it was an oversight--as we do transactions all the time without considering transfer of personal property as part of the purchase agreement.But your post has helped me think through this.

However, I must concede my friend's point that rather than ruin her personal property instead of this neighbor (who, according to the landlord, "pays a lot of money for rent," which is a poor excuse as he probably saves a lot of money getting free paint jobs on the fly from her father) should instead fix the sprinkler out of his operating budget.This is for a 13-unit building and my friend and her family have been designated as managers who need to make these sorts of adjustments for the other tenants.

The truth of the matter is you can easily make or lose money investing in your own backyard as you can across city/county/state lines...What I will concede is what you are doing locally will not be an effective springboard for investing outside of your marketplace---the same things that you are successful at in your local business will need to be outsourced when you expand your geography.
