I and the architect decide to nix the bathtub because if it isn't a soaking tub, how often do people take baths.

Lender suggested that we cut the stack below unit 5, and re plumb 5 bathroom from ceiling below to prevent having to remove bath tub and upper portion and roof penetration on vent stack.  

"Dude it's like a pound man"  Well a couple of years later I had some plumbing repairs on the bath tub.

One mistake I've made in the past is just calculating the cost of materials when considering a replacement (bathtub, vanity, etc..).

Unfortunately, some of the bathtubs need to be resurfaced, and this was one of them.

My potential tenants usually have bad credit, work minimum jobs or cash jobs and don't meet the income requirement but will complain about the unit not having an island, or no central air/garage, or a neon green bath tub (everything else was remodeled).  

-Windows, countertops, stove, oven, refrigerator, bathtubs, toilets, sinks, and cabniets must me wiped down, clean, and fresh.

A few days into my new ownership the bathtub filled up with water.

And here's the best part for everyone... the very moment those lights went on, her bathtub backed up.

This week, 2 months later,  the PM sent another maintenance person out and found 2 issues:1. water leaking from the ice box water line.2. hole in bathtub floor that wasn't there in August 2017.Along with that, they provided an estimate for the extensive water damage due to these 2 issues.
