Hello, I'm a new real estate investor working on my first Subject To deal on a property in PG County, MD.

Many fix and flip lenders will allow a PG to be a minimum of 21 % owner in the entity. 

DC is harder, PG County is harder.

Maryland: there's a HUGE opportunity for affordable housing, and the MD counties are amazing at publishing the rates by zipcode, often up to 6 (Anne Arundel county) and 7 bedrooms (in PG & Montgomery Counties).

You can’t str in pg county, so kind of makes it easy lol

For example: All of the NE ½ of the SW ¼ of the SW ¼ of Section 5, Twp 12, Rgn 15, Duval County, FL less and except the property described in ORB 1234, Pg 15, Public Records of Duval County, FL.

Pg. 31 pertains to Limited Use Accessory Dwelling Units. 

We still have to PG the credit...personally guarantee...even though we have been in business in one LLC since 2012. 

Even if the LLC had credit, DSCR lenders always go off your personal credit, but as stated above, yes, you'd have to PG it.
