About 3 years ago I had floor syncing issues for which one contractor put 5 jack units in the crawl space to lift floors a little bit as attached.

Since you already use TurboTax, you can connect the two come tax time & take out some of the heavy lifting! 

for newbies who are just starting out in REI, is it advisable to start the REI journey from the Mult-Family category of things, or is it a smoother lift cutting your teeth first with single-family residentials?

Pre-development is generally considered the riskiest investment, especially for projects with heavy lift permitting processes.

As you already know, anything under $65k will likely require a heavier lift in terms of repairs, but that’s where you can create the most value.

anytime works for section 8 its not going anywhere although section 8 tends to be heavy lift landlording job. 

You could have picked it up, flipped it right back on the market for $300K without lifting a finger, or done a basic builder-grade renovation and sold it for $625K+.Also, most homes in the South End fall under RMF or R6 multifamily zoning.
