Looking to close on another investment property 

I like to look for locations that are good, and that I’d feel safe and comfortable living in if I was a single woman with a couple of kids.

And the hardest part of all this is finding sufficient labor to rehab/manage the property. 

Neighborhood Scout is not going to cover any shortfall you have if it doesn't materialize.you could try finding a bank or broker that will do 80% out on a refi, although probably not possible to close by the end of this month.

I'd suggest you consolidate your search to just one main area.

There is no hardest part because everything comes in waves or seasons.

That said, I’d suggest adding Detroit to your research.

I’d love to hear your stories—especially if you’ve had something unexpected happen during an appraisal or inspection.I've encountered this before while working with buyers.

Although I’m still learning a lot on this journey I’d like to contribute as much as I learn.
