Hi Daniel, I just did a cash out refi on my own home with a similar rate so I have cash to purchase a multi family property or to build a SFH or multi family with the help of a construction loan. I’m interested to see what others have to say about your question on how it all adds up. - Zac

Hi Bryan, Financing while overseas is possible. I currently live overseas and am a contractor as well and I’m closing on a refi for a house I just built for my primary home. Mostly everything is done online these days but I have a Special Power of Attorney (POA) at home in the US to sign the final docs for me. - Zac

50% seems like a bit much but I understand your point. I have a good understanding of the market I'm in but it's always good to have a plan. I appreciate the reminders and caution to expect the worst and hope for the best.

@Andrew Kerr Thanks a ton for the insight! I'm in Central Oregon which is one of the hottest and fastest growing markets in the country and that has a lot of people feeling optimistic, but I like what you said about those extra expenses and how quickly they can add up. I'm all about leaving lots of cushion as a sort of insurance to make sure I keep myself relatively secure so I'll keep in mind possibly raising those percentages a bit. Thanks again for your thoughts.
