There are so many different routes to take in this business. From what I've inquired buy & holds are the best way for wealth creation (and far less work than wholesaling) the returns aren't instant but the long run is what does it. "You Flip to Buy the Buy & Holds"

Welcome to the site and congratulations on making the change to become an RE Investor!

Any specific reason why you want to be a wholesaler? I understand as a salesman it only seems natural...  Just curious. 

Also do you have an end goal? Does REI = retirement for you? Or just a change of work life and income?

Any idea on what kind of property you want to start with? Business plan? End goal? Seems like you're on the right path. Take in all the BP knowledge you can and start networking. 

Go to your Local Real Estate Network to find people close by and interact with investors interested in the same area.

Yeah I feel you bro. I'm always interested by the mesh that happens with personalities in business. It's a trip, you can never discount emotions or personal taste or character when it comes to business.

As far as what kind of properties, I'm mainly looking at single family residences on the MLS through my realtor (who is a family member), as well as preforeclosures using an app called Property Radar. Literally making phone calls to realtors from the MLS, door knocking, and mail packet drop offs.

By the way, my wife's entire family is in Colorado. All over the place, from Glenwood Springs, Colorado Springs, to Limon and everything in between. We've often seriously considered moving out that way.

 Haha it really is a trip man! Pretty crazy how much a suit and tie can change the dialogue of conversations. Sometimes we forget that we're all just people. I enjoy your attitude and outlook man that's good stuff. Keep it real and good things happen! 

I'm looking for a duplex, tri, or maybe just a 2B2B SF to start off. Found a partner now just need to find the place! Been in Colorado for about 3 months now (moved from CA) and love it here. Good vibes and an insanely hot market. Hopefully within the next 2 months I can get locked in and keep growing from there!

No, I have not. Was going to purchase a property near Bronzeville and Midway airport in Chicago. But couldn't get the price that I wanted. So I am thinking about saving up more money to concentrate on buying a property closer to downtown.

I am currently working with investors and they are also particular about the properties they want and for the price that they want.

Do first time investors have the luxury of being as particular about their first investments?

 Well, I'm currently in the process of acquiring my first property as well :) But I can surely say that I'd rather get the property I want ( fit's my budget, criteria, goals, numbers work) than rush into it for something that is outside of all those things. 

Having access to the MLS should help you find what you want. Stick with it and keep us updated!

If you want to do it then you will. BP offer's every tool you need to begin investing. Learn, learn, learn and then take action.

I'm in the same phase as you right now ( talking to realtors, doing analysis, and seeing what it's all about ). "interesting" is a good word for this.
