I have a direct mail campaign out now that is garnering me some fine results, especially for it being the first touch to this group. I have a few leads that I will be meeting with this week and I just want your opinions as to whether my first property deal should be a flip, but n hold, or a wholesale deal? Obviously it depends on the type of property, price, location, rental history, bad many more variables, but which of these investing tactics should I target for the first deal? What was your first deal? Did it work? What would you have changed?

Hi! My name is Zachary Foust. I'm a highly motivated entrepreneur who is now in the beginning stages of investing. I am 22 years of age and have been learning through books, seminars, and podcasts for about a year now. I already own a sports league here in Dover that is doing very well so I am quite familiar with the many specifics of business. I have begun my direct mail campaign for my LLC. I am looking now for 3bd 2bath Town homes/SFH in the Kent county area to flip and rehab. Aside from that, I am using my direct mail campaign to find wholesale deal throughout the entire state via the targeting of absentee owners. I am excited to begin this long, rewarding journey and am willing to do any and everything to make it big in the little state of Delaware. P.S. IF YOU ARE FROM THE AREA, lets link up! Looking to gain any and all seasoned advice from local investors.
