Want to know if anyone of you owns rentals or rents in the Wilmington, Delaware area? I may be getting one under contract to wholesale. But I don't want to do it unless I'm sure people enjoy renting in this area or areas like New Caste, Newark, and The War Zone of downtown Wilmington. Let me know. For reference, the address is 1407 coleman street wilmington de.

Also my criteria was: Group 1: In state owners Worth less than 250k 3bdr 2bth minimum At least 1200 sq ft Kent and New Castle Counties Only Group 2: Out of state owners Worth less than 350k 3bdr 2bth minimum At least 1200 sq ft All 3 counties I will say I made a mistake at first by allowing beach/vacation homes onto my list, but once I got calls about them, I got creative and offered property management services to out of state owners that see it as to much of a hassle to rent their second home in the off season.

NUMBERS ARE GOLD! Direct mail campaign to: Two Groups of Absentee Owners Group 1 - 900 In State Owners Group 2 - 827 Out of State Owners Group 1 mailed a typed letter with hand written envelope on 2/11/16 17 calls received 5 were leads 3 connections were made with other investors 1 meeting was held from a lead My one meeting is a wholesale deal in Connecticut that could happen next month. Group 2 mailed a typed letter with hand written envelope on 3/4/16 23 calls received 6 were leads 2 connections were made with other investors 2 meetings were held 1 meeting is scheduled for next weekend Two meetings I held were on homes that had un motivated sellers that had a vacation home in Oceanview DE. Decided to offer them my services as a property manager and both tentatively accepted. Sending contracts to both parties tomorrow. G1 will have postcards sent out on 3/29/16 G2 will have postcards sent out on 4/14/16 G1 will have short hand written letter sent on 5/10/16 G2 will have short hand written letter sent on 5/25/16 G1 will have typed letter with post it sent on 6/21/16 G2 will have typed letter with post it sent on 7/7/16 G1 and G2 will have hand written letter/hand written envelope sent to them with hand written post it note on it that lists my full contact info in ink on 8/10/16 I use LetterFriend.com for my hand letters (they are really hand written. It isn't some hand writing font.) I use Mudlick printing for postcards. Designed my own postcard. I use RealEflow.com as my CRM and list source for my leads.

Wanting to know if anyone owns any Bethany, Rehoboth, Lewes, etc. rental homes. Do you like it? What's the average profit per month? Do you rent it weekly? Do you prefer it over normal rentals?

Can anyone help me out and list the documents needed by the seller in order to close on an all cash deal? A seller of mine is requesting the list of the documents needed in order for the process to go quicker. So basically what are the documents that the law firm will need to make this sale official and close. Thank you!
