Want to know if anyone of you owns rentals or rents in the Wilmington, Delaware area? I may be getting one under contract to wholesale. Wanting to know if anyone owns any Bethany, Rehoboth, Lewes, etc. rental homes. Do you like it? What's the average profit per month? Do you rent it weekly? Do you prefer it over normal rentals?

Can anyone help me out and list the documents needed by the seller in order to close on an all cash deal? A seller of mine is requesting the list of the documents needed in order for the process to go quicker. So basically what are the documents that the law firm will need to make this sale official and close. Thank you!
