Hello everyone,

Earlier this year I purchased my first five units (4 SFR, 1 condo) in the greater Columbus, OH area under a land contract agreement. The units are now fully occupied and I would like to pursue a refinance. I've called around to several local banks and they are primarily offering 20 year loans with 5 year balloons. I was wondering if the (always fantastic) BP community could advise me if anyone knows of an institution that lends in Ohio that have a 30 year fixed rate product (or if that is a pipe dream for me)?

For a few details, I'm currently sitting at about a 90% LTV, have a full time W2 career as a senior financial analyst and am willing to bring cash to the closing table to bring the properties down to a 75-80% LTV. I also have approximately 25 pages of my business plan, financial statements and projections that outline my goals that I can provide.

Hello BP community! Today I am very grateful for all that I have learned on BP, because I have just closed on my first five investment properties on land contract in the Columbus, OH area. My next challenge will come over the next few years as I look to invest in the properties and get them refinanced onto longer term financing. To help me in that goal, I am looking to add a side hustle to complement my corporate job that I currently work. A little bit about my skill set:

I graduated in 2014 with an accounting degree from a top 20 undergraduate business school and have been working for the past 2.5 years in a finance rotational program for a Fortune Global 100 company. I have past experience in creating/executing annual budgets, targeting cost reduction/efficiency gain and creating tools/presentations. (I can, of course, provide my full resume and samples of my work at a later date if interested)

I believe I can deliver the most value to an investor in a role which involves bookkeeping, financial analysis or creating content for investors/lenders. I am currently living in the greater Cleveland, OH area, but would be more than happy to work virtually. Hello everyone, I was relocated for my job to the Cleveland, OH area about 6 months ago for my job. When I moved here, I closed on an SFR on a 30 yr fixed conventional mortgage which I have been living in. Now I am facing another potential move to the Columbus, OH area(about 2 hours away). If I do make the move, I would like to house hack with an owner occupied small multi. Would I be eligible to qualify for an FHA loan, or would I need to save up for another conventional down payment if I would like to keep my SFR as a rental?

Hello BP, I just got some exciting news that I will relocating for my job from California to the Lakewood, OH area(I'm orginally from Ohio). This move will give me the opportunity to purchase my first investment property! I'm currently in the process of getting pre approved for a conventional loan, looking at either a small multi family or a single family home that I could later convert into a full time rental.

I'm not overly familiar with the area and was hoping for some support to help me out with kicking off my search. I was wondering if anybody here on BP could reccomend somebody that they had a good experience with? Thanks for being such a great resource everyone!

Hey everyone! I am a 22 year old soon(May) to be college graduate. Right now I'm building my team and learning. I start my full time job in June, and by my calculations will have adequate cash reserves for my first deal by Halloween. Looking for buy and hold opportunities in the Springfield/Dayton/SW Ohio areas. Looking forward to getting more involved in the community in the near future!
