what about covering the tile with 1/4" underlayment.  You would probably have to adhere it to the tile with construction adhesive. It runs about $20 a 4x8 sheet, Just a thought.

I am sure while it was a large sum of money, having this finally resolved must feel nice. Hopefully the house is not needing too much repair to rent out.

I guess I'm just not seeing this one. A standard white 15a duplex receptacle is $.48, and a white cover plate is $.20 (not taking into account bulk pricing) at Menards. So for less than $1 including tax. You can replace things the right way.

If you are even the slightest bit handy you can replace all of the outlets in the house in a couple hours. You should need four tools (flat head screwdriver, Phillips screw driver, wire stripper, needle nose pliers, and a work light). As well as some electrical tape, a few wire nuts, a bit of wire in case the stripped conductor breaks and what is left is too short to strip and needs to be extend a bit. 

If you turn the main breaker off so everything in the house is dead there is no need to check for live circuits (still good practice to check though). 

I do understand that I am a contractor that has a lot of experience, but this is really a diy project for almost anyone.

Hey all! My name is Dale and I just discovered BP and am learning tons! I have been a Plumber for 20 years (where has the time gone??) from Plainfield, Il and am looking to buy my first flip house as a cash buyer in the next couple months. I'm looking to do a few SFR flips, and then transition into BRRRR. I have been wanting to do this since the early 2000's, but life kinda got in the way, plus the late 00's were not too great for new construction (my main plumbing gig at the time) Which is when I lost my first nest egg... (like so many others) My end goal is to be able to support myself doing this and maybe walk away from my $100k+ job. This looks like a great place for networking and can't wait to make some contacts. I wish I had found this place years ago!!
