Reviving an old thread on locating Trust contact info. What is the best method to find Trustor and Trustee information if the mailing address of the property in question on county records are out dated?

Markus you will most likely never find a cash-flowing property in that area unless you find crazy off-market deals yourself like tax defaults. Try reaching out to some local wholesalers so you can see if there is anything floating around that is a good deal and possibly even some owner finance deals.

If I were in your shoes (and I am) , first steps to freedom would be to eliminate bad debt until the only debt I have is sub 5% APR, find a motivated 4 plex owner and get the best conventional loan if possible and owner occupy one unit. Even rent out one of the rooms in your unit. Paying rent to yourself is better than paying rent to someone else in most cases. Then build up reserves for repairs etc and build a secondary savings for possible turn-keys out of state or vrbos or whatever you want.

That should help start the snowball.

In addition to the amendment, I would try and discuss your situation with your wholesaler. If the conversation goes sour I would think about the future of your relationship if he so chooses to hold you accountable for the 3 day term.

When you are 16 you could probably work as an assistant to any real estate agent or work with contractors on flips. Just bug as many people as you can on how you can help them out and continue to learn. I am amazed that you're 14 and already wanting to get into real estate. Keep up the good work.

Youtube how to use listsource to find cash buyer zipcodes in your area. First you should build a cash buyers list of 200+ by calling landlords, agents, and networking.  Then you can sell anything at even 10% of a discount. Do that before you pay for lists/ marketing of any kind.

In Los Angeles the average marketing expense to get a deal is about $5k-$8k. Mailing to the same list 7 or 8 times is what it takes. A lot of phone calls looking for motivation is what is key. Door knock / cold call on as many doors as you can until you get a deal unless you want to shell out a lot money for marketing.

Wholesaling is not cheap by any means but it can take you far if you commit to it.
