@Andrew LeBaron with CallTools, what is your workaround for multiple numbers for one lead. I believe if you have 2 numbers for 1 lead it will count as 2 leads. So if the first number was contacted the system will still have the lead as a new lead with the second number or 3rd number.

There is around 40k worth of liens to be paid and 80k in rehab so I need to borrow around 120k.

I'm looking for a way to borrow this with no money out of pocket.

The property is worth 350k after rehab

Have you considered a cash out refi?

Yes talking to some lenders. Most want the rehab to be completed and the units rented out before they will refi

A HELOC?

From other bigger pockets posts my understanding is that there is only one bank (Wells Fargo) that will give a HELOC loan to LLC's. Today is Sunday..I will be on the phones early tomorrow..

A private money loan?

Haven't had any luck with private money. The ones I spoke to don't want to lend money and receive interest, interest only payments or 10-20% on their money when I refi. Basically they don't want to "loan" money they want to be partners on the deal and fix and flip. I want to keep the property for cash flow.

My original option was to to use my HML that does 100% financing if the deal is at 65% of ARV (purchase and rehab). The problem is they will not do the deal if the oil tank has a leak. Yes, the oil tank has a leak so their deal is dead so I'm looking for another source.

Yes one LLC would wbolesale to my other LLC

I'm trying to do it with no money out of pocket. The HML still wants me to put down some money because I was deeded the property.. They want me to have some skin in the game.
